What it's like

Gulshan-e-Maymar is one of the larger established societies on the northern approach to Karachi, and unlike the newer schemes further out it functions as a place in its own right. It has its own commercial centre, its own markets and schools, and blocks that have been lived in for long enough to have settled into a real neighbourhood character.

The mix is genuinely full. Built houses across a wide range of ages and sizes, residential plots still trading, portions let separately, some apartment stock, and a working commercial core with shops and small offices. Different sectors within the society vary considerably in how built-out they are and in what they cost, and treating the society as one market will mislead you.

Buyers are largely families who want a complete, self-sufficient society at a price that is not achievable closer to the centre, along with landlords buying for rental income from a stable resident population, and plot holders building over time. The commute towards central Karachi is the main trade-off people are consciously making.

What to check here

  • Which sector, and how built it is. Sector matters more than society here. Establish how developed and occupied the specific sector is, and how deep the resale market in it actually is.
  • Society transfer procedure and dues. Confirm the current process at the society office and get the dues position for the specific property in writing.
  • The title chain. Properties in a society this established have often changed hands several times. Trace the whole chain rather than reading only the latest document.
  • Water supply and storage. Establish how the sector is supplied, what storage the property has, and how much tanker dependency is normal for the block.
  • Structure and age on built houses. Look properly at the roof, plumbing, wiring and any later additions. Extensions and added floors are common here and are not always reflected in the documents.
  • Commercial units and sitting tenants. Where a shop or office sells with a tenant in place, read the existing agreement: its term, rent and notice position become yours.
  • Approach road and travel time. Do the commute you would actually be doing, at the time you would actually be doing it, before you decide.
